Holiday Home Owner Partnership Terms & Conditions
​These Terms and Conditions (“Agreement”) govern the relationship between Verb Holidays ("We", "Us", "Our") and property owners ("You", "Your") who list and let their static caravans or holiday homes through our platform and third-party booking channels.

Owner Responsibilities
You confirm that you are the legal owner of the property or have the full authority to let the property.
The property must meet basic safety, cleanliness, and operational standards and be insured for holiday letting.
You agree to provide accurate and up-to-date information about the property including photos, features, and availability.

Verb Holidays’ Responsibilities
We will advertise your property on our website and other agreed third-party platforms (e.g. Airbnb, Booking.com, Vrbo).
We will handle guest communication, booking management, check-in instructions, and payment processing.
We will coordinate post-stay cleaning and report any damages or maintenance needs.
Commission and Fees
Verb Holidays operates on a commission-based structure. The agreed commission will be deducted from the total rental income per booking.
There are no upfront listing fees unless otherwise agreed in writing.
Any optional services (e.g. deep cleaning, restocking, emergency call-outs) may incur an additional agreed charge.
Payments
Owner payouts are made monthly or within 7 working days of guest departure, less commission and applicable charges.
Payments are made via bank transfer to the details you provide and you are responsible for ensuring accuracy.
Cancellations and Disputes
In the event of a guest cancellation, cancellation policies and refunds will follow the terms set by the platform the booking was made through.
Verb Holidays is not liable for cancellations outside our control but will support rebooking efforts where possible.
Any disputes related to damage, guest behaviour, or refund issues will be managed fairly and in consultation with the owner.
Liability
Verb Holidays is not liable for any loss, theft, damage, or injury incurred at the property, unless caused by our own negligence.
You are responsible for ensuring appropriate insurance and compliance with local letting regulations.
Termination
Either party may terminate this agreement with 30 days’ written notice.
Immediate termination may apply in cases of breach of contract, misrepresentation, or if the property becomes unfit for letting.
Data Protection
We will securely store and process your information in accordance with our Privacy Policy.
Owner contact details will not be shared with guests unless required for check-in or emergency purposes.
